San Antonio hotels have reported almost the same room revenue for three straight years: $1.29 billion in 2023, $1.32 billion in 2024 and $1.29 billion in 2025, with a trailing twelve months of $1.29 billion, down 0.6 percent on the raw sums. The state filings underneath that flat line show a split. The Hill Country resorts grew and seven Riverwalk flagships lost ground.
This list ranks ten San Antonio properties by the direction of their reported trailing room revenue, read from Texas Comptroller hotel occupancy tax filings compiled by TexasHotelSearch through the May 2026 filings. Revenue direction is the signal, and the rate is a separate decision.
What the whole market shows
San Antonio averages $114 a night. Engine measured that figure across 8.3 million public rate observations from May 2024 to April 2026. San Antonio ranks 49th of 50 major markets in that dataset, 23 percent below the $148 median.
Rates swing 20 percent across the year. January averages $99 and March and July average $124. Engine's own line for planners: aim for January and steer around March when your dates are flexible. August and September average $107.
Those are par rates, the cheapest public price at the time of each search. A negotiated rate sits below them. Engine also reports that the month of stay moves the total more than how far ahead you book, on searches made 10 to 180 days before check-in.
The median property in the San Antonio filing table is down 6.5 percent year over year. Short-term rentals took 9.2 percent of measured lodging revenue in the trailing year, and short-term-rental revenue rose 24 percent in 2025 over 2024, the fastest growth among large Texas metros.
1. Hyatt Regency San Antonio Riverwalk, 630 rooms, $31.1M, down 7.1%
The steepest decline in this group. Lever: set the stay in January, the $99 month, and submit the request at least three days before you need an answer, because responses take 24 to 72 hours to arrive.
2. The Westin Riverwalk, San Antonio, 474 rooms, $24.2M, down 6.4%

3. JW Marriott San Antonio Hill Country Resort & Spa, 1,002 rooms, $85.3M, down 4.2%
The largest earner in the market, down from an exceptional prior year. Lever: ask for ten rooms or more per night. That is the volume threshold where hotels quote group rates.
4. San Antonio Marriott Riverwalk, 502 rooms, $24.9M, down 3.3%
Lever: name a price and work the counter. A hotel can accept, counter or decline your figure. You can accept the counter, bid again, or leave it, and leaving it costs nothing.
5. Grand Hyatt San Antonio Riverwalk, 1,003 rooms, $54.1M, up 2.2%
Anchored to the convention center and one of the two downtown houses that grew. Lever: move the stay to August or September, where the market averages $107, and keep March and July out of the plan.
6. San Antonio Marriott Rivercenter, 350 rooms, $53.2M, up 2.3%
The other convention-center house that grew, at $152,000 of trailing revenue per room. Lever: run it on the same dates as the Grand Hyatt request so the two counters land side by side.
7. Hilton Palacio Del Rio, 485 rooms, $23.9M, up 2.9%
Lever: use the walk-away term. Submitting is free and carries no obligation, so a declined price or a weak counter costs you nothing. Try January, and try a second date if the first answer is thin.
8. Hyatt Regency Hill Country Resort, 500 rooms, $39.3M, up 7.3%
The resort corridor carries the market's momentum. Lever: spend the effort on choosing the month. Engine measured no advantage in lead time on searches made 10 to 180 days out.
9. Hotel Emma, 146 rooms, $23.4M, up 9.3%
The smallest house on this list and the highest trailing revenue per room, at $161,000. Lever: ask for a small block at or above the ten-room line where group pricing starts.
10. Signia by Hilton La Cantera Resort & Spa, 496 rooms, $39.6M, up 23.7%
The strongest growth in the group, listed as La Cantera Resort & Spa in the filings. Lever: make the date the whole negotiation. Ask for January first, then hold the request open through the counter round and compare every offer in one place.
The tax change that lands on your bill
Bexar County voters approved Propositions A and B on 4 November 2025, the funding framework for Project Marvel. TexasHotelSearch lists a Spurs arena estimated at $1.2 billion to $1.5 billion and a $700 million to $900 million expansion of the Henry B. Gonzalez Convention Center inside the package. The county hotel venue tax on rooms rises from 1.75 percent to 2 percent, and guests pay it.
Construction around HemisFair runs for years before the arena and the convention center expansion deliver demand. Plan the 2027 and 2028 holds with that sequence in mind.

What these numbers do not show
No source consulted here publishes per-property rate movement for San Antonio. The filing figures measure room revenue, not rate, and a hotel can lose revenue while holding its rate or gain revenue while discounting. Engine's data is market-level and monthly, so this piece makes no weekday or weekend claim.
The filings are self-reported, unaudited, and restated when operators amend. The market growth rate excludes about $20 million of flagged single-month filing lumps across nine properties. Quarterly filers' trailing windows can lag monthly filers by up to two months.
