Two midweek nights at the Midwest Multifamily Conference
The Midwest Multifamily Conference runs Thursday October 15 and Friday October 16, 2026 at the Indiana Convention Center in Hall H. The venue publishes a forecast of 950 attendees. Downtown Indianapolis lists 7,100 hotel rooms, and 4,700 of them connect to the convention center by skywalk. A 950-attendee conference occupies about 13 percent of that inventory, so the negotiating ground is the city.
What else fills those nights
Three other events overlap the Thursday. The venue calendar carries 1,500 forecast attendees for the Metal Treating Institute's Furnaces North America conference, 1,200 for the Best Practices Expo and Conference, and 300 for the Indiana IT Symposium. Those three add 3,000 forecast attendees to the midweek window. Lucas Oil Stadium lists the Bands of America Super Regionals on October 16 and 17 and the Indianapolis Colts against the Tennessee Titans on October 18.
Ask each hotel how it prices Thursday October 15 against Wednesday October 14. One blended rate hides which night carries the local demand.
The organiser block has closed
The Indiana Apartment Association held rooms at the Indianapolis Marriott Downtown at 350 West Maryland Street. The association's travel page set September 14, 2026 as the final date to reserve at the discounted rate. That date has passed. A booker without the block negotiates against the city instead.
Two inventories to name in the request
Put the skywalk connection in the request and name the property. The National FFA Organization's chapter housing sheet labels four downtown properties as skywalk-connected, among them the Fairfield Inn and Suites Indianapolis Downtown at $230 and the Hyatt Regency Indianapolis at $234. Those are 2026 rates for one or two guests, and the sheet states that they exclude tax.
The venue states that skywalk hours are event dependent. Its rule of thumb is a lock down around 11:00 p.m. and a reopening around 6:00 a.m. Ask for the connection and the hours in writing on the confirmation.
Set the walk-away number from October
Engine measures Indianapolis at $128 a night across 1.2 million public rate observations from May 2024 to April 2026. Engine defines those as par rates, the cheapest public price at the moment of a search, and excludes negotiated and booked rates. The month curve runs $117 in September and $134 in October against $107 in February and $158 in May, a 32 percent swing across the year. The month of the stay moves the total more than the booking window does.
Work the ceiling from the October figure. $134 a night plus the 17 percent downtown tax rate on the FFA housing sheet is $156.78 all in. Hold that number for a midweek room on these dates.
Two nights and the Friday evening
A Wednesday October 14 arrival and a Friday October 16 departure holds two nights. The MMC Awards Dinner runs in the Marriott Ballroom at the Indianapolis Marriott Downtown on the Friday. Ask for a checkout time after the dinner and for the luggage hold. Put both in writing, so the Friday evening runs without a third paid night.
Where the rate holds, ask for terms

Treat the request as a ranked list of terms. Ask for parking, breakfast, a suite upgrade, a waived resort fee and a late checkout, and set the order before the responses arrive. Ask for a rate protection clause, which holds the group rate at or below the hotel's own public pricing for the same dates. Not every hotel writes one, so note which responses carry it.
Terms to size before signing
A group contract carries a cut-off date and an attrition clause. The blocks.travel glossary states that hotels calculate attrition per night rather than in aggregate, and measures it on picked up room nights against blocked rooms. A comp ratio of 1 per 40 room nights is the common starting point, and 1 per 35 is the improvement to ask for. Comp rooms accrue on cumulative pickup across the stay.
Ask for credit on any room the hotel resells after the group releases it. Ask for release dates at 90, 60 and 30 days, so the group can hand back rooms while the hotel can still sell them.
Where to send the request
