The HYROX Tampa housing portal opens on a five-night default, Wednesday October 21 to Monday October 26, and states that the group cut-off has passed. What remains is a live rate search across the Tampa market, up to eight rooms per booking, and three lines on pricing that decide how a buyer should move.
The portal publishes its own pricing rule
Three lines on the SportStays page set the frame. The room count listed is not guaranteed to hold the same rate. Rates rise as more rooms are booked and the arrival date approaches. Rooms and rates hold only once booked.
The same page closes the obvious request: "Due to the rate fluctuations, there is not a way to put rooms on hold, they must be booked to guarantee the rate."
The leverage sits in the rate type. A buyer who books a refundable rate at the published figure holds that figure against the increase the portal promises.
What five nights return
A search for the block window on October 20, 2026 priced 199 properties inside 30 miles. The ladder runs from $55.14 a night at BAY INN, 6.48 miles out, to $2,509.00 a night at The Tampa EDITION, 0.34 miles from 333 S Franklin St.
Those are pre-tax nightly averages. The five-night totals after taxes and fees are $387.94 at BAY INN and $14,549.14 at the EDITION. BAY INN shows 56 rooms. The EDITION shows six.
The market between them stays dense. Hilton Tampa Downtown at 0.45 miles averages $378.20 a night. Hotel Flor Tampa Downtown at 0.82 miles averages $366.09. The Barrymore Hotel Tampa Riverwalk at 0.97 miles averages $243.28.
Eight properties hold 54 rooms inside a mile
Inside one mile the portal returns eight properties with 54 rooms between them: The Westin Tampa Waterside at 0.14 miles with one room, The Tampa EDITION at 0.34 with six, Hilton Tampa Downtown at 0.45 with 21, Le Méridien Tampa at 0.64 with four, Hampton Inn Tampa Downtown Channel District at 0.79 with two, Hotel Flor at 0.82 with eight, SpringHill Suites at 0.93 with two, and The Barrymore at 0.97 with ten.
None of the eight carries a refundable rate at its lowest published nightly figure. The nearest refundable rate inside two miles belongs to Hilton Garden Inn Tampa Ybor Historic District at 1.74 miles, $254.17 a night, with ten rooms and a penalty window that opens October 20 at 11:59 p.m.
The flag that answers a rising rate
Across the 199 properties, 70 carry a refundable rate at their lowest published nightly figure. Inside two miles, one of 13 does.
Read the penalty column with the flag. A refundable rate protects a price only while its cancellation window stays open, and the window opens on a published date. Hotel South Tampa & Suites at 3.54 miles lists $112.76 a night on a refundable rate, with a penalty window that opens October 21 at 3 p.m.
0.14 miles and 3.54 miles
The widest spread on the window belongs to the room nearest the door. The Westin Tampa Waterside at 0.14 miles asks $429.00 a night for one room, a five-night total of $2,687.35.
Hotel South Tampa & Suites at 3.54 miles asks $112.76 a night, with 14 rooms open and a refundable flag, a five-night total of $714.89.
The pre-tax nightly figures differ by $316.24. The five-night totals after taxes and mandatory property fees differ by $1,972.46.
What to check before you book
Confirm the window first. The portal defaults to October 21 to October 26. The HYROX event page lists October 22 to October 25 as a four-day event, so a Wednesday arrival sits before the first heat.
Then check the refundable flag, the penalty date and the room count at the rate in hand. The counts move with the window, and the portal states they fall as the date approaches.
A booking carries a $15 reservation fee per room per night that the portal collects, and the nightly totals above include it.
