The verification step the organiser hands you
The Marine Corps Marathon FAQ answers the hotel question in one paragraph. MCMO works with Jems Hospitality Group to offer discounted hotel deals for select events. It then prints a bolded warning: JEMS Hospitality is the only authorized housing agent for MCM, and there have been some pirating sites.
The travel and hotel page repeats that warning under LODGING and links the MCM Hotels block at sports.jemshospitality.com. The block page opens with a condition: you must use the links on the page to book your room to receive the guaranteed best rate and all stated amenities.
Those two statements set the sequence. Verify the seller against the organiser. Verify the link against the printed block. No page names a rate, and the block page prints none either.
Twenty-seven properties and no price
The block lists 27 properties across four tabs: two under HQ Hotels, thirteen in Arlington, eight in Washington, D.C. and four in Alexandria. Each entry carries a start date, an end date and a last day to book.
Not one entry carries a nightly rate. The rate sits behind the Book online link, on a Hyatt group page, a Marriott reservation link, a Passkey block, an IHG rate selector, a Hilton group code or a Synxis page. A buyer comparing the list compares addresses and dates.
Cut-offs that have closed
Today is Oct. 23 and the race is Oct. 25. The list publishes cut-offs of Oct. 1, Oct. 2, Oct. 8, Oct. 12 and Oct. 24. Twenty-six of the 27 properties carry a date that has passed. Renaissance Arlington Capital View publishes Oct. 24, the one cut-off still live.
That is the whole negotiating calendar. A property past its cut-off quotes a public rate. The guaranteed-best-rate language stays attached to the block links.
Four properties report sold out
DoubleTree Washington DC Crystal City carries the HQ Hotel label, a two-night minimum and a walkable-to-start-line note, then reports SOLD OUT. Sheraton Pentagon City, Hyatt Place Arlington Courthouse Plaza and AC Arlington National Landing report the same and carry no booking link. Hyatt Regency Washington on Capitol Hill reports ALMOST SOLD OUT and keeps its link.
Three further properties publish a two-night minimum: Hilton Arlington National Landing, Hilton Garden Inn Arlington Courthouse Plaza and Hyatt Place Arlington Courthouse Plaza. That minimum sets the floor for a Sunday-only ask at those addresses.
Links that disagree with the printed block
The printed window is Oct. 22 to Oct. 26 at 20 of the 27 properties: Thursday arrival, Monday departure, with the Sunday night included.
Seven entries print a window that ends on another date. Five carry an end date of 11/26/26: Westin Arlington, Renaissance Arlington Capital View, Hilton Garden Inn Arlington Courthouse Plaza, Sheraton Pentagon City and AC Arlington National Landing. Crystal Gateway Marriott prints Oct. 2 to Nov. 6. Hotel Washington prints Oct. 26 to Oct. 30, a window that starts after the race.
Two links carry their own dates against the printed block. Hilton Washington, DC National Mall The Wharf ships arrivalDate=2026-10-23 and departureDate=2026-10-25, a Friday-to-Sunday window with no Sunday night. Hotel Washington ships arrive=2026-10-22 and depart=2026-10-26 against a block that opens Oct. 26.
The two IHG links encode September. Holiday Inn National Airport and Crowne Plaza Crystal City both read qCiD=22 and qCiMy=092026, a September month against an October block, with qGrpCd=MCM. The Crowne Plaza link adds qAAR=6CBARC and qRtP=6CBARC. The page explains none of it.
The two nights the race decides
Road closures at 3:30 a.m. close the start and finish corridor north of Rosslyn and south of the Pentagon. Crystal City shuttles run from 23rd Street and Crystal Drive to Runners Village in the Pentagon North parking lot between 4:30 and 6:30 a.m. Metro opens at 5 a.m. The lead hand cyclists start at 7:17 a.m. The course closes by 3:05 p.m., and return shuttles run from the Finish Festival on Oak Street and Wilson Blvd to Crystal City between 10 a.m. and 5 p.m.
Saturday night is the night the 3:30 a.m. closure buys. A room inside the Crystal City shuttle route removes a pre-dawn drive and a parking search, and that is a rate a buyer should expect to pay. Sunday night carries no such function. The event ends by mid-afternoon, the shuttles run until 5 p.m., and the corridor reopens as operations cease.
What the Sunday night is worth
The Sunday night is a convenience, so the ask is a discount. The block window already includes Sunday at 20 properties, and a Sunday night inside the block is priced by the block. Hotel Washington runs its block from Oct. 26 to Oct. 30, covering post-race nights only.
Where a property enforces a two-night minimum, a Sunday-only booking may not qualify. Price Friday and Saturday as the core, then ask what the Sunday night adds.
When to walk away
Walk away when a seller cannot produce the link the organiser publishes, or when the quoted window does not match the printed block. Walk away when the rate arrives without a cancellation term, a deposit figure and the parking charge, which runs from $11 a day at Hampton Inn and Suites Alexandria Old Town Area South to $30 onsite at Hilton Garden Inn Arlington Courthouse Plaza.
Walk away from a sold-out flag attached to a live price. Four properties report sold out and carry no link.
Where the leverage sits this week
One live cut-off, four sold-out flags, a two-night minimum at four addresses, and no published rate on any of the 27 entries. The request is narrow: the rate for the nights you need, the cancellation date, the parking or breakfast charge, and written confirmation that the seller is the authorized route.
Put that request to more than one property in the same window. With no published rate to anchor on, the offers are the only price signal before the race.
